Can a property be held before I apply?
Unfortunately, no. A property is not considered secured until a security deposit is received in full and a lease agreement is signed. This typically occurs within 2 days after application approval. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. At move-in, tenants are required to pay a security deposit plus first month’s rent.The maximum security deposit is generally up to two months’ rent, except where California law requires a lower amount (for example, certain qualified applicants such as active-duty service members, or when ownership structure meets specific statutory criteria for larger landlords). -
How old do you have to be to apply?
All applicants must be 18 years of age or older, or provide legal documentation of emancipation. -
Is the security deposit refundable?
Yes. The security deposit is refundable upon move-out, provided the property is returned in the same condition as received, minus normal wear and tear, and all rent, utilities, and any outstanding balances are paid in full. -
Who needs a cosigner?
Co-signers may be considered on a case-by-case basis depending on the applicant’s credit history, rental history, and income qualifications. Final approval of co-signers is determined based on property owner criteria. -

How do I pay rent?
Rent is primarily paid through the tenant online portal using ACH bank transfer or credit/debit card.Alternative payment options may include mailed payments to:

What is your pet policy?
Pet policies vary by property. If pets are allowed, they will be listed in the property details. All applicants must complete a PetScreening profile regardless of pet ownership status. -
What happens if one roommate moves out but others remain?
Please contact your property manager immediately. Lease obligations remain in effect for all listed tenants unless a formal lease modification is completed and approved. -
What happens when my lease is ending?
Tenants will receive notice prior to lease expiration with instructions regarding renewal or move-out procedures. If you intend to vacate, written notice must be submitted in accordance with your lease agreement. -
Who is responsible for maintenance and repair requests?
Generally, the property owner is responsible for maintenance and repair costs related to normal wear and system maintenance.Tenants may be responsible for damages caused by misuse, negligence, or failure to report issues in a timely manner.All maintenance requests should be submitted through the tenant portal.
