Landlord Maintenance Checklist

Rental property maintenance is one of the most important aspects of being a good landlord.  Properly maintaining your rental will ensure that your investment property stays in good shape and attracts high quality tenants. No tenant wants to rent a run down home, and landlords don’t want to constantly deal with phone calls because of deferred maintenance issues that should have been addressed prior to move in.

The best way to avoid constant tenant turnover and ensure your property doesn’t sit vacant on the market is to have a checklist and solid plan for prepping the rental prior to a new tenant moving in.  New paint and flooring are great, but have you checked to be sure all the appliances are in good working order?  When was the last time you had the HVAC unit serviced?  Are the gutters filled with leaves and pine needles?  These may seem like small issues that can be put aside or dealt with when the tenant brings them up, but they could also turn into larger issues if the tenant deems them unimportant.
